Modular vs Traditional

The process of home building has changed immensely over the years. It used to be that families would pool their resources to build a home. Fathers, sons, brothers, cousins, and uncles would build homes from the ground up. Today however, we are lucky to get together for Christmas dinner let alone to build homes. With the codes and regulations the State and each town has put on building, most people do not have the skills, knowledge, or licensing for construction. That's where the contractors come into the picture. 

Prospective homeowners can act as the general contractor and schedule the site developers to complete the foundation, well, and septic; framers to build the structure of their homes; plumbers, electricians, drywall companies, flooring companies, finish carpenters, HVAC technicians, etc. Homeowners then pray for good weather and hope each contractor meets their deadlines and the whole process stays on schedule and within budget. With today's busy schedules, who has the time to keep track of all of this, plus make arrangements when things inevitably go wrong?

Keiser Industries understands how busy you are, after all we are a company comprised of hard working people that have the same busy lives you have. We are located in Oxford, Maine and sell homes in all the New England states. Keiser sells through qualified builders to ensure homeowners have the ease and convenience the modular process can add to the building experience.

When a prospective homeowner sits down with a Keiser builder, they discuss the design of the home, what options the homeowner would like to incorporate into it, the colors of the interior and exterior products used, as well as the timeline the homeowner needs to adhere to. The builder then sends the plan and specifications to Keiser Industries for pricing and to have our engineering department draw the plan. When the plans and pricing are complete, they will be returned to the builder. The builder will review the details of the project with the client. This process will continue until the homeowner has the plans and pricing suitable for them.

When the homeowner has the plans and price they want, the home is scheduled for production. The tentative production date will usually be between 2 to 8 weeks from the placement of the order. This is depending on the number of orders we received prior to this order. The production of each home takes approximately 9 to 11 days. After production is complete, the home is scheduled with the builder for delivery and set. During production homeowners are welcome and encouraged to visit the plant to see their home being built, they are also welcome at the set of their home. After the set the builder finishes the home (ties in the plumbing, electrical, heating system, does drywall touch ups, etc.).

The biggest advantage of modular construction is the convenience for the homeowner. The builder can act as the General Contractor and coordinate all work from excavation to  final checklists.  You don't have to worry about the rescheduling the electrician if they canceling. Or contacting the plumber to reschedule after the electrician is able to complete his work. The builder, acting as the G.C. takes care of all issues, to ensure you get the home you request.
